Trump: Taking steps to ban large institutional investors from buying more single-family homes

Those large institutional buyers like Blackrock got heavily into the property market during the QE years to buy up properties and stop the deflationary cycle. They were supposed to shore up dead housing stock and artificially create shortage so that they prices could stabilize then they could release the houses back into the market as demand began to rise. I think they made so much money from those that they rented out during the period that they were keeping the houses from the market, that they decided to keep holding on to the properties for rental income and even increased purchases of new houses and squeezed out ordinary home buyers from purchasing them. Kudos to Trump if he actually pulls it off coz it was about time that the govt stepped in like the Chinese govt did years ago to curb speculators from distorting home prices in the major cities there. Oh my, are the sworn capitalists engaging in some forbidden socialism? Its a whole new world.

Real issue is the building costs, even a single family house 2 hour drive away from Dallas costs 800k. The real way to deal with those costs is to control the inflation, lowering the money supply and eventually lowering the debt. Which we know won't happen.

So thank you Trump for slicing like 5% of the house prices at the most, while not addressing to the main drivers of the housing market.

This is a soundbite. A majority of single-family home rentals are owned by individual investors. Yes, everyone hates hedge funds, and they have gotten into the game, but over 70% of the home rentals are from citizen landlords, mostly boomers, who are using real estate to provide passive income.

Banks benefit from higher property prices, because they get to make money by lending to people, thus taking away productive capital and enriching themselves.

Banks operate through something called fractional reserve, depends on the legislation in that particular country, but typically they lend out 100x to 200x of their seed capital, as they lend out and earn profit, so does the amount they can borrow out.

If they have 1 million in seed capital, they can lend out in some examples, 200 millions.

The banks are allowed to create credit from the central bank, lets say at 1.5% interests, the bank than lends that money to customers at 3.5%, the difference is their profit - this creates a middle man that basically steals money from the working class.

30 years ago, a working man could buy a house from 2-3 years of wages, today, you have mortgage that typically last 20-30 years - calculate how much you pay back 100k loan on 3.5% interests over 30 years, thus the prices keep going up.

This problem is a problem from the top.

Institutions should absolutely be barred from buying up housing property for speculation or asset parking, but this will not fix the problem.

Its all part of the "you will own nothing and be happy" mantra - institutions are just being the front, while the issue is more fundamental.

Yes, multi-faceted and developed over several years. And it it not entirely an American problem, it is widespread in most OECD nations. It is a generational problem. The concept of a house went from "resource" to "investment asset" in the 80s. New methods of financing in that decade allowed people, who bought median priced homes with less than 2 years median income, to buy a second home without having to sell that first one, which they turned into a rental. A rental home stays off the market over twice as long as an owner-occupied unit, so over time, fewer homes go for sale. Creating increased demand, and a premium on prices, which also drives up rents. More people get into the game and when communities attempt to build new homes they are met with NIMBY movements who want to quash any new development, because it will threaten their "investment."

Over time, this degrades communities because as house prices, and subsequently rent prices increase, residents have less and less disposable income to spend on things like restaurants, theater, movies, local stores.

Blaming and attacking hedge funds for getting into this is not going to solve the problem.

Step One, raise housing supply lowering home costs for more people to afford.

Step Two, introduce sub prime mortgages so more people can purchase.

Step Three, package and sell those mortgages to unsuspecting investors.

Step Four, the hole thing crashes and INSTITUTIONAL INVESTORS buy up everything at fire sale prices.

Isn't it a bit late? As I understand it, the corporates began taking advantage of low rates 15 or so years ago and ever since, whereas individuals had to of course always pay mortgage rates with the built in premium of probably at least a couple percent over the corporates.

A few months ago I read the whole story to do with Fannie Mae and corporates and I forget the details and names. It wasn't pretty, and apparently is still happening currently.
